In new economic times, the value and development of corporation depend on staffing day by day, which make the company expanded. Namely, the competence which the staff must have in the development in the company. Thus, how to efficiently use human resource management and explore in order to construct the company itself has become one of the most important key factors for core competition of the company. This paper uses the OT company ,which is a joint-stock elevator company ,as study object , researches the human resource management situation and problem in OT Co, studies the content correlating with competence factors .At the same time , It also give some suggests in the human resource management through setting up the scientific model of the competence.The paper analyzes the ingredient of competence factors and the sort of factor groups among the salesmen in OT Co by BEI and questionnaire, contrasts the excellent salesmen with ordinary salesmen, filtrates 15 competence factors which were needed for eligible salesmen and 4 competence factors which are the sign factors between the excellent salesmen with ordinary salesmen。The conclusion of this paper: 15 competence factors, such as being active, collecting information, achievement guiding, establishing and keeping relation, influence ,client guiding, interpersonal intellect, excellent servicing, monitoring, special knowledge and skill, self-confidence, abiding by the core values of company, acclimatization and earnest and responsibility, which make the salesmen competently. on the other hand, OT Co. should pay attention to 4 competence factors such as cooperation and win-win situation, logistic ideation, self control, decent language and decent behavior, in order to select and cultivate excellent salesmen.
