| In the recent years, with the development of financial Industry and Real Estate Industry, the Valuation of mortgage has become the one of necessary business. With the increase of the relying to the financial capital, more and more company and person often apply the loan from bank and other financial institution with the mortgage of their owned legitimate property when the fund is required, which is contributed to unmoved,large valuation,long-life,value-added and other strengths. The mortgage loan has become the focus due to their safety and high efficiency especially the collateral is high-class hotel.However, due to the large investment funds,long return period,specialized and rare exchange, the market value of hotel replies on its location,star class,target market,operation method,management skill,brand affection directly. Therefore, the valuation of high-class hotel is becoming a difficult point in the valuation of real estate.Based on how to enhance estimation method and appliance, this dissertation does a systemized research on how to ensure the different estimation method and key technical indicators according to the different target hotel and how to make the valuation more veracity and reasonable. This dissertation also states how to keep away the risk of mortgage loan and how to promote the appliance research of valuation method.In this dissertation, in the beginning of the conception of property and valuation of property, I defined the connotation of the evaluation of mortgage and stated the operation of evaluation of property, the choice of evaluation method, basic thinking and know-how, and confirmation of evaluation. I propose the different evaluation method under the different conditions like under-construction and mature-operating. I also state the difference of the valuation between high-class hotel and other commercial property. This dissertation gives the example of Grand Millium Hotel. I do the analysis on how to ensure the estimation routine, the choice of estimate method, the selection of key estimation indicator in the appliance. I draw the conclusion that the valuation of hotel depends on the intension of valuation, period of return and different land use right, profit on target and other key indicators.In the end, I proposed some constructive and groping suggestion on the valuation of high-star hotel in the practice.. |
