With the development of economy, the improvement of people's living standards, and the increasing of awareness of protecting environment, people pay so many attentions to the environmental conditions in their residential area that the environmental conditions have already become one of most important factors full dominant on residential property prices.Some objective environmental data and subjective assessment data are integrated and a new assessment system of environmental conditions correlated with residential property prices is proposed. The results of environmental assessment are compared with house price and the relations between them are deduced. There are 6 chapters as follows.In chapter 1, the object of this thesis is decided through analyzing some reported researches about ecological environment assessment systems and methods by domestic and foreign scholars.In chapter 2, the concept and the classification of residential area are discussed. The prices among different kinds of residential buildings are compared. The historical and modern theories of environmental design are analyzed also.In chapter 3, it is summarized that the environmental factors are always important to dominate residential property price and the more the resident's income, the more strict the requirements to environmental conditions required by those residents through analyzing the research results by some scholars.In chapter 4, six key environment factors are selected according to both "National technical standards of residential environment" and the taxis of buyer's tastes to those environmental factors. Then the weights of these selected factors and corresponding assessment methods and computational formulas are deduced according to SEBE (Subjective Evaluation of Built Environment).In chapter 5, the Yuanshen area in Pudong is taken as a sample of the environmental assessment, GIS was used to set up a database and to output the maps and the environmental levels and residential building prices are compared.In chapter 6, the correlation analysis and multiple regression analysis between residential building prices and those selected environmental factors are taken and the taxis of the importance of those factors to dominate residential building prices are deduced.There are conclusions, research results, still remained shortages and the future-fulfilling research plans in chapter 7.In conclusion, as the foundation of the environment assessment system, six key environmental factors are selected according to both "National technical standards of residential environment" and the taxis of buyer's tastes to those environmental factors. Then the weights of these selected factors and corresponding assessment methods are deduced according to SEBE. A new system of environmental assessment was proposed and its availability was proved in an assessment example in Yuanshen area in Pudong. The correlation analysis and multiple regression analysis between residential building prices and those selected environmental factors are taken and the taxis of the importance of those factors to dominate residential building prices are deduced. The fitting results are so well that they perhaps are helpful to the evaluation of the residential property prices.
