After Bank Of Communications (BOCOMM) changed her strategy to individual business, individual residential mortgage became one of most important business in BOCOMM. In 2002, the incremental quantity of residential mortgage in BOCOMM Shanghai Branch was only 4,300 million RMB. But in 2007, the number rose to 1.26 billion RMB, almost triple of it in 2002. But with the role of individual mortgage loan is more and more important in BOCOMM, more efficient risk control measures of individual mortgage loan is required by BOCOMM Shanghai Branch. Meanwhile, the subprime mortgage crisis in American is an alarm alert. So how to do risk control of residential mortgage while ensuring no bad effect on residential mortgage business development is a key question to resolve.As an employee being engaged in residential mortgage business for many years in BOCOMM Shanghai Branch, after I did many deep research work I write this dissertation focuses on how to change the present BOCOMM Shanghai Branch's individual residential mortgage risk management to strengthen it, more efficiently protect the loans safety. I hope the dissertation can do some help for healthy development of BOCOMM Shanghai Branch's individual residential mortgage.Taking risk management of individual residential mortgage loan of BOCOMM Shanghai Branch as the object of study, US subprime lending crisis and appearing risks in housing mortgage loan from commercial banks in China as background, the dissertation studied and analyzed several potential risk factors confronting in individual residential mortgage loan and BOCOMM Shanghai Branch's risk management to these factors. Finally, the dissertation put forward to the advice on how to improve BOCOMM Shanghai Branch's risk management of individual residential mortgage loan.The main tool used by the dissertation is instance. The dissertation uses a lot of practical instances to analyze the risk resources and management of individual mortgage loan. Furthermore, for referring to present individual mortgage market situation and advanced risk management of foreign banks, the advisements raised by the dissertation have more practical values.
