Research On The Financing Way Of Real Estate Enterprise

With the development of the real estate industry in China in recent years, there are some problems taking place in the field of the real estate finance. A series of macroeconomic regulation have indicated that it is impossible for the real estate enterprises to get enough capital through the bank loan. Under the new policy and economic environment, it's urgent to break the traditional thinking, learn from the experience of overseas mature financing patterns, and put forward the new financing way that appropriate to the real estate profession situation in China.Firstly this article introduces the background and significance of the study, current situations studied by researchers at home and abroad, as well as the basic framework and innovation spots of this article. Then it elaborates the theoretical knowledge of financing, financing pattern of real estate enterprise and overseas representative financing ways; Next it analyzes present situation of development of the real estate industry in China, for comparison with three financing ways which have been used. Because of the imperfect financial markets and the non-standard financial system, the three financing ways gradually can not suit and meet the financing need of real estate enterprise in China. So it proposes two kinds of financing ways that are Mortgage-backed Securities and Real Estate Investment Trusts; By analyzing the case,it proves the financing ways raised earlier is feasible. The new financing mode will help the real estate business out of the plight in China, as long as we actually perform the corresponding countermeasures and suggestions on the implementation of barriers which have been proposed earlier. The conclusion part points out the weak points of the research and proposes forecast in this domain.
