Study On The Influencing Factors Of Real Estate Prices On The Basis Of Rough Sets And Fuzzy Measure

Since the housing monetization reform in 1998, China's real estate industry had entered in a truly market-oriented track. As one of the pillar industries of the national economy, real estate industry has played an important role in spurring economic growth and improving people's living standards. However, on the other hand, we can not overlook the fact that in the process of its development there are still some problems. The problems of soaring real estate prices and imbalance in supply and demand can not be effectively addressed in the short term. Real estate industry is highly relate to many industries, so, if these problems are not satisfactorily settled, they are bound to have a profound impact on the national economy. Therefore, study the influencing factors of real estate prices, and thus find ways to control urban real estate market have a positive and practical significance.This research is based on the premise that those influencing factors of real estate prices are uncertain. It has used both qualitative and quantitative analysis. Firstly, it outlined real estate price and its influencing factors, analyzed its meaning and component. It then summed up the main influencing factors of China's urban real estate prices according to scholars'researches at home and abroad. Secondly, it introduced the fuzzy measure method of researching influencing factors of real estate prices. This part is consisted of two parts: the first part talked about data preparation, which includes data selection, data preprocessing and data transformation; the second part talked about the fuzzy measure method of researching influencing factors of real estate prices, including the introduction of rough sets and fuzzy measure, using this method to measure the degree of influence and the interpretation as well as the evaluation of the results. Finally, this thesis applied this method to the real estate market of Wuhan City. It used empirical analysis of the specific data so that it can provide corresponding policy recommendations to control the real estate market in Wuhan City.
