The Study On Structure Of Real Estate Investment Trust Based On Land Systems In China

With the global financial crisis erupted, real estate financing attracts more attention. Real Estate Investment Trust (REIT) is an important part of real estate financing. So it is very necessary to study REITs in depth, especially on structure.The study starts to compare land systems in China with which in other country and region, and find the key factors that could effect the valuation of property. Then the study discusses qualitatively about the key factors from the view of property valuation method. Some cases about REITs that backed with properties in China are selected. With the analysis of these cases, some relationships on key factors and REITs are found. Finally suggestions about the structure of REITs based on land systems in China are given with property selection, REITs types and so on.
