| The paper is on the issue of the development trend, existing key issues and strategies of Chinese Real Estate Trust industry while macroeconomics environment is under Regulation. And the paper will be based on principles while supported by cases. Reviewed the development history and the achievements of the three stages of the development of real estate trust in China, it is crucial to point out the existing issues and difficulties of the real estate trust industry. Based on the cases of Lianhua Trust Co.,LTD and Pingan Trust Co.,LTD under difficulties, three strategies have been developed for the real estate trust model in the near future. And also the relevant regulation policies, macroeconomic and social environment for a healthy developing real estate trust industry.The paper is consisted of seven chapters, including the preface, six main chapters and one accessory. The main content in chapter 1 including research background, research purpose, theory and the application in practice. The current research situation in the particular industry, and the introduction of the research methods, technical route and the frame. Chapter 2 introduced the definitions of real estate trust, and reviewed the development of Chinese real estate trust industry in the recent years, and clearly define the achievements of real estate trust. Chapter 3 emphasize the reason of the strong development of real estate trust under macroeconomic regulation, and the summary of the advantages and disadvantages of the development. Chapter 4 summarizes the five current difficulties and five existing issues in the development of the real estate industry in China. Chapter 5 analyzed the problems of the development of real estate industry through the three cases by Lianhua Trust and Pingan Trust, and provided the evidence for the research of real estate trust industry in the next chapter. Chapter 6 is based on the direction of the development and strategies of Chinese real estate trust industry. The three development models are concluded, which are real estate Option, real estate investment trust and REITs. Chapter 7 provided the suggestions for solving the obstacles of REITs. Analyzed the factors of the obstacles for the development, and provided the perfect suggestion. The accessory summarized and settled all the macroeconomic fiscal policies on real estate industry from 2003 to 2008, and it is a crucial part for the paper. |
