Real Estate Investment Trusts(REITs) plays an important role the US real estate industry and distribute significantly to the industry. The success of REITs in US market also influences many other countries around the world. The successful launch and development of REITs in the US also influences many other countries. This thesis compared the REITs in US and the REITs in Hong Kong in all aspects. REITs is different from traditional real estate industry. They are high liquid. REITs enables individual investors to invest in large real estate properties, such as hotels, shopping malls, and office buildings etx. The benefits of REITs is that they don't usually increase or decrease in value along with the broader market. Whatsmore, they pay yields in the form of high percentage of dividends regardless how the shares perform. Those results in the fast development in recent year. This thesis also analyzes the recent trend and feasibility of REITs in China mainland. It also studies the feasible REITs structure in China and how it would impact the China Real Estate market, the investors and the current financing situation.
