Housing Mortgage Loans Securitization Risks And Prevention

With the deepening reform of China's housing system, it is no longer enough to promote housing industry by residential mortgage through issuing substantial loans in the primary market. To implement mortgage securitization and set up a secondary market to ensure the long-term and stable funding has become a very effective way to solve the problem of"short deposit and long loan"at commercial banks in China and promote the development of the real estate market. On the basis of theoretical research and against the backdrop of the sub-prime crisis this thesis analyzes the risks in the implementation of mortgage securitization in China and puts forward some counter measures against them.This thesis is divided into seven chapters with Chapter 5 and Chapter 6 as the main parts. In Chapter 5, the 3 main risks in mortgage securitization in China are introduced systematically: risks from the lender, risks from the intermediary and the risk from the issuing side. On the basis of combining the developments of mortgage securitization both in domestic market and abroad, the characteristics of these risks in China are analyzed in detail. In Chapter 6, there are some counter measures put forward to fend off these risks from the three parts: the government, the lender, the intermediary and the issuing side.The main opinion of this thesis: although China is still in the exploratory stage in mortgage securitization it is feasible to carry out residential mortgage securitization in view of its development in abroad and domestic environment. In the process of its implementation, rashness should be avoided, risks brought by assets securitization should be fended off especially.
