The prosperous development of the construction of urban receives benefit from the foundation of the system of land lease in Dalian Municipality. But it difficult that the model of the management of land lease in existence is abaptable to new thing development. So it the key to give an impulse to the construction of urban of Dalian that we should confront the problems about the management of land lease and propose the proctical methods. This paper first represents the current situation of the management of land lease in China and abroad, analyzes the sameness and difference of the management of land lease among the cities in China and between China and abroad, and then alalyzes the status in quo and the existent proplems in land lease of the real estate development projects in Dalian. In addition, the paper proposes the corresponding methods to solve the problems on the management of land lease in Dalian. Thus it makes up the disadvantages of the current models of land lease in Dalian. The paper correspordingly in troduces the theory of land price and the theory of Supply and Demand. The paper alalyzes the problems on the land management of the real estate development projects in Dalian, and extends an explorative study on how to solve the problems, and establishes more all-round and more practical land lease management model. It contributes to enforce the land management in the real estate development projects, improve the ability of the government to control the market of real estate, and propel the reform of the land use systems.
