Chongqing Rural Collective Land Use Rights Transfer

Land use right is the component of land property right. With developing of agri-technic, extending the scale of productive scales, rural labor force deriving, expending of town construction, land use right has transferred here and there. Land use right circulation is one the foremost fields in our rural land reformation system. According to the conditions of land transfer and positive impact, this method has given rise to enormously profit and boosted the rural economic business. For instance, problems existing in agriculture and country and fanners, were related to land circulation. Furthermore, land transfer would conduce to country civilization and agricultural modernization, and so on.Assisting former data and literature, according to the region having developed land use method, we investigated and analyzed the land access transfer instance generally in Chongqing. The method adopted is the questionnaire investigation and review on the spot. We discuss the main character and the problems existed in Chongqing adopting some economic models. The land use right circulation in Chongqing not only have some common characters, but also other characteristics distinguished other regions, for instance, the grandiosity economic superiority of the westward big develop, the Three Gorge Region scale engineering, land use structures, the difference of landform and physiognomy, and the difference of the folkway and folk-custom, and so on. All of those can powerfully affect land right transfer. So the investigation on this region should be cohere to those outside differences.Based on the master clue, the study was implemented. This research included the following content about rural land use right circulation in chongqing: the first chapter outlined the research context, displaying the research intention and target, the thoughtful way and methods. The second part expatiate mainly the theory about land use circulation, which could directly induce the land use right transfer. Thirdly, the content of land use right and the transferring forms were narrated, included the mechanism of this work. Also the right condition and characteristics of land use right circulation in chongqing were analyzed Meantime, the mechanism about transfer running was studied. The foremost task in this study was focus on the formation mechanism of land use right circulation and the drive force lying internal and external. And the influence factors of the force and mechanism were inquired deeply. Then, according to the results of the investigation and the collecting of the questionnaires, the process flow chart of rural land use right transfer was defined and constructed. Finally how to boost the rural land use right transfer was proposed in chongqing land use research and the conclusions.Comparing with land use right in the world and our whole country, the study in chongqing area was displayed in several counties.
