In China, with the development of economy and the quickening of urbanization, the real estate industry must flourish with a high speed. The development of the real estate industry promotes the fast growth speed of the economy even faster, and contributes to the prosperity of the regional economy. For developer, the development of the real estate can promote its social popularity, improves its credit within the bank and optimize its cash flow, etc. However, the real estate industry still has problems that can't be ignored. They mainly showing in the following aspects: the supply and demand is out-of-balance seriously; developer emphasizes developing too much while paying insufficient attention to managing; homogeneity of products of the project occurs often; etc. The key issues of these questions and contradictions that lie in the development of real estate is still at the starting stage in China. Many developers have inadequate experience of operating within the regulation of development and they haven't done enough for the forecast of developing and the perspective of operating, they need theoretical direction urgently.For directions to above-mentioned situations, this text starts with a brief introduction the current situation of the regional real estate in Kunming and it briefly analyzes the development trend in the real estate field at first, then sketches the whole course of project risk management of the real estate. On this basis, this text analyzes how to reply and control the risks. At last, enclosing with a case. The author expects that the text can be referenced by some real estates, and hoping it may make them more successful.In a word, the investment project of the real estate must implement the management of whole course of risk: formulizing risk, carrying on risk planning, risk identification, risk analysis, risk response planning, risk monitoring and control. After all, only those Real estate projects who implies the effective risk management could accomplish the project with high quality, reasonable cost and sufficient time.
