With the development of economy and the extension of city, the land resource is getting scarce. The building mode of condominium has been the main resolution of living condition in cities. "The co-ownership part of condominium is the most important one " ,which is different from joint ownership and part ownership of the general meaning in the civil law in the character. Daily, the most part of disputes among the condominium owners is produced by the illegible right and obligation of co-ownership part. In order to providing legislative conference of condominium's co-ownership part, in the present endeavor of the beginning the author defines the co-ownership right of condominium, then clarifies the status of co-ownership right of condominium, explicates the domain and connotation of the co-ownership right condominium and makes clear the management subject and connotation of co-ownership part. This dissertation is divided into four parts besides from the prologue and postscript, which is about 40,000 words.Part one, in order to conclude the co-ownership right's definition and it's object domain, the author comprehensively states the co-ownership right's definition and sorts of the general meaning in the civil law, then defines condominium and it's character, connotation and the exclusive object domain of condominium. In this part, the most fundamental is the proposition of two ingredients theories, namely condominium is made up of exclusive right and co-ownership right . Member right of condominium is not the connotation of condominium.Part two, the author examines co-ownership right's character of condominium and it's law status. The author holds the opinions that co-ownership right of condominium is different from joint ownership and part ownership of the general meaning in the civil law in the character and has the character both of joint ownership and part ownership of the general meaning in the civil law. So, it's name is "co-ownership of condominium". Co-ownership right of condominium's law statues is dependent and indivisible.Part three, the author analyses co-ownership and connotation of condominium. Firstly, the author divides co-ownership right's object ofcondominium into three sorts. Secondly, the author sorts co-ownership right' of condominium based on the object which is explicated .Finally, the co-ownership right of condominium's fee distribution is examined, which is distributed in accordance with acreage percentage.Part four, the author puts forward the law statue of condominium 's co-ownership right in the future's legislation in our country.
