Securitization of real estate has been one of the most important issues, as a major branch of asset securitization in China. It has developed as a totally new instrument and great breakthrough in financing. As a systematic engineering with special technology involving various financing and legal problems, in the current moment there still exist many problems in the process of MBS in China. Based on practical demands, this thesis provides some initial research on several issues in the process of developing securitization of real estate in China.Chapter one discusses the basic theory for securitization of real estate. This chapter presents the issues of securitization of real estate, and explores the conception, significance and developing frame for securitization of real estate.Chapter two offers the analysis of developing securitization of real estate based on feasibility and necessity.Chapter three focus on the obstacles and improving strategy of developing securitization of real estate. It explores the legal obstacles for improving securitization of real estate and their resolutions in our country.Chapter four researches on developing securitization of real estate in the practical way. By comparison of two major systems overseas, it explores the legal development of securitization of real estate.
