Big City Residential Community Process And Mechanism Of Spatial Heterogeneity

Habitation is one of the primary functions of city. Because the different occupations, races, earning, cultures and religion etc. of townsman, different stratum come into being. The resident of different stratum put up the same types' aggregation and different types' segregation, the phenomenon is called urban spatial differentiation of inhabitation. Along with the development of society and city, the pattern of urban residential space also change and evolve, it put up the multi-factor and multi-layer motivating factors and transform ting mechanism from macroscopically to microscopically, from society to individual.The paper first reviewed the prevenient domestic and overseas research of spatial differentiation of inhabitation, appraised the development of correlative concepts, theories and models. Base on the former research, my own study thinking way, basic idea and analyzing method were brought forward. The course of Xi'an city's spatial differentiation of inhabitation from the Republic of China period to present was divided into three periods of time: liberation before (the Republic of China-1949), planned economy period (1949-1977), after reforming and opening (1978-), study the evolving process, spatial pattern and motivating mechanism, think that development and differentiation of residential space in different period have different dominant factor. At the planned economy period, national policy, economic and political system has the crucial effect to the spatial differentiation of inhabitation; urban planning has the guiding effect. After reforming and opening, the planned economy changed into market economy, Xi'an city's residential space take on strongish differentiation current, the difference of residential environment increased, and the segregation of different baddish uptown aggravate gradually.The paper deeply studied the actuality and distributing pattern of Xi'an city's residential differentiation, from three aspects: producers-developer businessmen, consumer-resident, governors-government, analyzed the motivating mechanism of Xi'an city's spatial differentiation of inhabitation in the present age by using the theories and methods of some subjects such as urban economics, urban sociology, urban planning. Nine factors which influence the residential community's spatial differentiation in Xi'an city were induced, the different factor's influencing effect to the spatial differentiation were compared. The advancement and localization were appraised. Connect with the development actuality of Xi'an city's society and economy, the intending development current of residential space differentiation was forecasted, aim at the development current, the preparatory regulation strategies were brought forward.
