Real estate is one of supporting industries in China with a very high growth rate. For bubbleelimination purpose, government carried out a series of regulations to control its fundingsource. In the hard situation, real estate developers turn to Real Estate Investment Trusts forfunding supply.In this article, we begin with USA REITs, analyzing its essential, development, types andrelated laws and studying its performance. Then we contract USA REITs with those in Asia.We will introduce traditional types of REITs and updated UPREIT and DOWNREITs. Also wewill use data from USA to study relative return behavior between REITs and stocks. We willgive some investment suggestions based on our study results. At last, we introduce Ch-REITsand study three development models in China and give some policy suggestions. |
