The real estate is as an item of important means of production and means of livelihood, it is the mankind that depends on carrying on various kinds of material carriers of activities in production and life activities, occupying the irreplaceable important position. Before reform and opening-up, what our country implemented is the housing material object distribution system in conformity with planned economy, namely the housing is offered a welfare project of the worker's as the country or the unit. Traditional housing system cause shortage of housing not merely, low to inhabit competence, housing assign pure housing problem such as being unfair, and look from macroscopic, it has also aggravated the national financial burden, is unfavorable to the optimization of the consumption structure and industrial structure at the same time. After reform and opening-up, the urban housing system reform becomes the important component of the economic system reform, the commercialization of urban housing is developed rapidly. Especially with the development of process of urbanization of our country, question becomes the question of concerned focus of various circles of society at the price of urban housing. Come to talk theoretically, price always even if one sensitive problem, this include urban housing price too. The price of urban housing concerns every urbanite's vital interests especially in reality. So, studying the price of the urban housing determines to have with the double meaning on reality in theory.With determine different by other price of product, urban housing decision of price have particularity. On one hand because of fixity, non-renewable, hedonic such as being getting limited that nature supply with, land of position, make its value take shape and is influenced by such factors in many aspects as the nature, economics and society, administration, etc..
