Summary: With the highten of the reform in economic system and the improvement of the people's living level, real estate,as the largest commodity,is becoming the main commodity to advance economy and to accelerate consumption. On the other hand, that makes the real estate develop very quikly too. As the market of real estate is getting too hot in the new century,our government have taken up a series of comprehensive control policies to put the market under control. At the same time ,the management system to the real estate market is becoming more and more scientific. There is no doubt that the new policies will impact the real estate companies'management mode deeply.First,the article points out that the devolepment of real estate have been impacting greatly all the way from the beginning by the comprehensive control policies in our country according to the industry characteristic. Next, the article compares the old and the new policies and analyses the impaction of the new policies to the real estate companies' management mode in detail.The marketlize of price of the ground and sale way make it more difficult to enter. It also can decrease the profit because of the increase of the exploitation cost, the more serious cometetion and the clearer cost structure. The new policies require the real estate companies own enough money and rearrange the currency flow.In the main part,the article analyses the adjustment on management mode according to the new policies from the aspects of profit making mode, program exploitation mode, financing mode and marketing mode. To the profit making mode,the article refers: (1) Change from relying on the groud price rising to the good quality of the commodity and the additional value. (2) Change from wasteful development to expand profit making space by lowering cost.(3) Change from making profit by selling estate to keeping them and making profit. To the program exploitation mode,the article refers that the efficiency is low in currency using if there is only one project,yet arrange a few projects at the same time can not only adapt to the change of investment form under the new policies ,but also is the way of expanding quickly in capital and scale. To the financing mode,the "game regulation" have been changed since the policy of 121 by the central bank of China. More money is needed in real estate. Companies should build up more than one channels to get more money easily. The article particularly give some advices to small companies: First,corporate with big companies.Second,seek folk money.To the...
