In 2007, China promulgated a new "property law", it marks that China has acquired in good faith the establishment of the advance notice registration system. The commercial housing notice registration system is one of the most important kinds of the advance notice registration. Therefore, study of the commercial housing notice registration system has great academic and practical significance. This paper aims to provide means to improve the commercial housing notice registration system in China. It is composed of four parts:The first part expounds the theory of the commercial housing notice registration system, including the definition of the notion, its decent, characteristics and its value;The second part compares and contrasts the advance-announcement registration in Germany, Switzerland, Japan; Then analyses the legislation of our own country, finally comparatively summarizes them.The third part specifically analyzes the content of the commercial housing notice registration system, including its applicable scope, its legal requirement, its legal effect and its failure.The last part deals with the shortage of the commercial housing notice registration system in China in order to improve the system with Chinese characteristics.
