With the increase of the competition at the market, the main obstacle to the real-estate agency company is managing and service ability. But the lack and imbalance of the software platform make it more difficult to get across. Nowadays,the market of real estate is becoming more complex. With the rapid development of management system,management of daily data,on the other hand,is becoming more important. Modern real estate market includes market of built buildings and seconded market. In the pact,most of the estate agents were unable to deal with the data effectively without an efficient system. Problems,such as failing to find the useful date days or years,or data of customers,are particularly,what's worse,due to the lack of an effective system of management,customers have to wait for a time and the work load of workers in this field is also heavy. Being faced with this situation,a kind of system,which is helpful and able to work effectively,is needed. For the entire real estate market intermediaries, and even the whole of China in Beijing to achieve technology-based agency has only a few simply nothing. And if that support back-office services, these companies are almost stationary sources in the early stages of real estate concern. Of course, as an intermediary company to survive is an important lifeline, the source of real estate companies to survive in the competition among one of the guarantees. Generally speaking, housing system, the greatest difficulty lies in the way of security and distribution, which hit part of the supervision and control of data and maintenance data, personnel, procedures and technical content for the request is not very high, so availability of the system can maintain the characteristics and safety features must be able to be fully guaranteedTaking an actual project as example, the paper introduces the development process of university real estate management system based on Web. At first, introduce relevant knowledge and technologies of Web, then make a comparatively detailed introduction of system from the three aspects: requirement analysis, system design and system implementation. In the phase of requirement analysis, analyze the users of system with use case diagrams according to the demands of real estate management department, divide the system functional modules, and give the system work flow diagram; in the phase of system design, design the system from physical topology design, functional modules design, data logic design and system architecture design; in the phase of the implementation of system, introduce key technologies in detail and give the actual operation effect pictures of some main functions. make summaries and propose the goals of follow-up study.
