With the outbreak of the U.S. subprime mortgage crisis at the end of 2007,the global economic recession occurred,the financial industry shake violently,and some problems of the U.S. housing mortgage-backed securitization exposed in the subprime crisis.China also suffered a serious impact on the global economic crisis,as a new means of financing,the housing mortgage-backed securitization is an important method to reduce financial risk and address liquidity,meanwhile,it has a significant impact on the stability and development of the real estate market and capital market.How to implement housing mortgage-backed securitization as one of the most important international finance innovations becomes another key issue.In this background,we should research on China's housing mortgage-backed securitization.In December,2005,China Construction Bank issued housing mortgage-backed securities,it created a precedent of housing mortgage-backed securitization in China,in December,2007,China Construction Bank issued housing mortgage-backed securities again,there is still a great distance from mature foreign housing mortgage-backed securitization,but it is a big step of China's practice of housing mortgage-backed securitization.By means of the combination of qualitative and quantitative analysis,macro and micro analysis,the two aspects are dissertated from two angles,that is,a normative study and an empirical study.In this paper,there is a discussion on housing mortgage-backed securitization practice of China Construction.Firstly,the paper discusses the theory of housing mortgage-backed securitization.Secondly,the paper introduces the path selection,process and profile of housing mortgage-backed securitization as a necessary precondition for this article.Thirdly,this article researches on housing mortgage-backed securitization practice of China Construction Bank from three aspects,such as the supply and demand analysis,risk analysis and pricing mechanism analysis.This article researches on the supply and demand analysis from four aspects,such as advantages of financing cost, capital structure optimization,risk management needs and investment needs;this paper discusses on the main risks of housing mortgage-backed securitization of China Construction Bank,focusing on the prepayment risk,on the basis of SMM and CPR model,there is an empirical study of the impacts of prepayment risk;this article focuses on the basic idea of pricing and pricing for its traditional pricing,combining with housing mortgage-backed securitization process of China Construction Bank.Finally,it gives countermeasures and suggestions of housing mortgage-backed securitization of China Construction Bank.
