Along with the acceleration of the reform of housing commercialization, the commodity housing market has formed and developed rapidly in our country . Correspondingly, the housing price has been determined by the market and rised rapidly.On one hand , this situation is beneficial to the allocation of the market resources . On the other hand, it also leads to some social problems, the most prominent one is: the increasing extent of the housing price is beyond the affordability of consumers, but the coverage of the housing security is inadequate for a long time. These situations result that lots of'sandwich class'consumers in the market can not afford commercial houses but also can't meet the requirements of the house security.In order to meet the housing needs of these "sandwich class" consumers, maintain the intrest of the people and keep the society harmonious, our country has issued the policy of the'price-limit commodity houses'(short for'price-limit houses') in time, and has implemented this policy in our country.However, the pricing-mechanism of the'price-limit house'has become the difficulty and the focus of controversy in the implementation.For this situation,this article makes clear the concept of the'price-limit house'and the pricing mechanism of the'price-limit house'firstly ,then definitudes the nature and the pricing aim of the house.On this basis, the article analyses the main body of the pricing mechanism,the pricing methods, the pricing procedures and other aspects of the mechanism . Then the article uses the theory of asymmetric information to analyse the the potential and generated drawbacks of the current mechanism, and use the data of case in Beijing and Guangzhou to demonstrate the drawbacks.Following the analysis of the drawbacks , the article has reconstructed the pricing-mechanism and established a realistic pricing-mechanism.Finally, the article gets some conclusion and pointes out the prospects for future research directions to facilitate the long-term and healthy development of the'price-limit houses'.
