The small property room is a common product of China’s urban and rural land structure and the rapid development of urbanization. It brings a lot of distress and impact to China’s social and economic development. There are about50million to60million square meters of small property rooms in China. This has caused a wide range of social impact. And many stakeholders are involved in. The Government is also stepping up to study the countermeasures of the small property room issues. This article mainly contains six parts.Part I: This paper studied the concept of "the small property room", and summarized realistic characteristics and legal characteristics of the small property room. This article also proposed the small property room’s classification and taxonomic significance.Part II: Revealed the era’s, legal and social system’s reasons of the small property room problems.Part III:Analyzed the rationality and the dangers of the small property room.Part IV:Analyzed the legal risks of the small property room.Part V:Proposed and analyzed the phenomenon of judicial failure in the contract dispute case to adjust.Part VI:Proposed classification solutions and long-term settlement mechanism.
