There are a lot of controversies over the explanation of it. Also, the system of unauthorized disposition has close relationship with real right alternation. To adopt the theory of juristic act of real right is the best way to solve this problem. The thesis consists of the following five chapters:Chapter1talks about the concept of juristic act of real right and the classification, necessity and function of it. Chapter2talks about the factors of the modes of the real right alternation and then makes a comparative investigation of the different kinds of the modes of the real right alternation. Chapter3introduces the Chinese actual situation such as the regulation and the theory of the mode of the real right alternation. Chapter4makes a comparison between the two explanations to the issue of unauthorized disposition. Chapter5suggests adopting the theory of juristic act of real right is the best way to solve this problem.
