The Empirical Study On The Relationship Between The Assets Structure And The Profitability Of The Real Estate Listed Companies

Faced with the environment of the current international economic slow recovery and the volatile domestic capital market, the real estate business has the smaller possibility of improving the profitability of the business simply through adjusting the ownership structure and capital structure by funding and financing, but should also focus on the governance of their assets structure to improve its asset management, asset use efficiency and competitiveness of enterprises.This paper is having analyzed domestic and international documents, that the asset structure theory and relationship of profitability of the business as foundation, select the more important indicators of asset structure, analyze that influence for our public listed company performance. Study effective sample is from the127listed real estate companies between2007to2009years, choose the rate of return on total assets as the dependent variable, and make the asset structure as independent variable. The analysis show the reasonable distribution of assets is of great importance to the profitability of the real estate company. Thus prove that the reasonable collocating fund, optimizing asset structure, improving the whole asset function, what the important approach to boost the company performance.Finally, based on the theoretical analysis and the results of the empirical study and in combination with the asset structure characteristic of our modern real estate enterprise, this paper put forward some helpful opinions and suggestions to the optimizing of the asset structure and finance management, hope that real estate companies to attach importance to the management of the assets structure and improve profitability by optimizing the assets structure.
