This is a highly connected world. By building strategic partnerships, enterprisesexpand domestic and foreign markets, share information, do cooperation andinnovation, combine with production and sales to reduce costs, so as to enhance thecore competitiveness of enterprises, and recive higher returns. At present, real estatecompanies in the country under the circumstances of the policy of real estate industry,establish strategic partnerships with suppliers to reduce costs, improve thecompetitiveness objective, so as to survive and develop. In this thesis, we research thesituations that the real estate companies have difficulties in developing the strategicpartnerships of suppliers and reducing the procurement costs. We hope to be able tofind the reasons and give some remedial measures.This thesis analyses how an enterprise selectes the strategic partners of suppliers referto the external information. Based on the ideology of complex networks, this thesisconducts supplier strategic partnership network model and simulates it withMATLAB. Then a supplier strategic partnership network of real estate industry isbuilt. The article selects the constructive procurement information from year2010to2011pubished on the web of Qingdao project construction management. Through thecollation and analysis, the thesis conducts the cooperative networks of real estateenterprises in Qingdao with its constructive suppliers. At the same time, with thenational regulatory policies of real estate industry, the behavior game among realestate companies, the suppliers and the Government will have an impact on thestructure of the network. Some recommendations are given to the real estatecompanies for construting the supplier strategic partnerships. Then a real estatecompany V is analyzed for its management and development issues of strategicpartners. It has a certain reference value to other enterprises.In this research, the main conclusions include the following areas.(1) Enterprises tend to select the enterprise which has more strategic partners, longertime of cooperation and higher satisfaction to establish a strategic partnership. The enterprises select each other. It means that the node in the net will choose the nodewhich has larger degree to establish connections. So enterprises tend to make"strong alliance".(2) Through modeling and using MATLAB to simulate, the network of strategicpartnership between the buyers and suppliers is Scale free network. Then thenetwork of the relationships between the real estate enterprises in Qingdao and itsconstructive suppliers is conducted. It is also reflects the Scale free and smallworld characteristics. And most of Hub nodes are supplier nodes. The research inthe distributon of cooperation gains shows that buyers may get almost all of thegains in the cooperation with their “exclusive supplier”.(3) With the regulations of the real estate industry, behavior game among the partiesin the network has changed the structure of the network. In order to get morerevenue, the real estate enterprises ought to be in the central location in thenetwork. So the real estate enterprises should pay more attention to thedevelopment of trategic partnership with transregional suppliers and some newqualified suppliers.
