Research Of Risk Management System Of Full Life Cycle Of XINTIANDI Apartment I Project

The real estate project has the characteristics of long period, large investment and largeimpact by the national policy. Compared with the other projects, real estate project makes agreat deal of risks for the undesided factors. During the period of the real estate project, it isnessecery for people to understand the risk management, evaluate and avoid the risk to thelarge extend.Based on the risk analysis of Xintiandi Apartment I Project of DDH Company project，this paper analyzes the risks of full life cycle for real estate project in risk identification, riskassessment and risk response. The risk management systems of full life cycle for real estateproject proposed in this paper will provide risk management examples for construction itemsof real estate project. It is of important value for real estate construction project full life cyclerisk management in China.Firstly，this paper analyzes comprehensively the full life cycle project risk of XintiandiApartment I Project of DDH Company in pre-construction period, construction period andlater-period of the project, and then analyzes the risk characteristics and the results of riskidentification. Secondly, this paper classifies the sources of risk and the risk levels inXintiandi Apartment I Project of DDH Company, identifies the main risk of the project, andthen assesses the life cycle risk of Xintiandi Apartment I Project of DDH Company inqualitative analysis and quantitative analysis, respectively. And this paper points out thecritical risks in pre-construction period, construction period and later-period of the project.Finally，this paper gives the appropriate risk response strategies.
