Nowadays, the private equity has got the social acceptance and plays an importantrole in the financial rurmoils. However, because there are problems as imperfectfinancial system, legal system, and great effects by the macro-control of China, it isnecessary to enhance the venturemanagement and venturecontrol for the privatelyoffered fund of the real estate.In this work, the charcteric feature of the privately offered fund of the real estate isfirst analized, and the shortcomings are then pointed out by proceeding from thecharacteristics of China’s real estate private equity fund. The other parts of the paperare as follows: Section2is devoted to identify the factors of the privately offered fundof the real estate including environmental risk, economic risk, meteprologicalfacilities, market risk, project risk, management risk and credit risk. The managementtheory and different methods to depict the risk for the privately offered fund of thereal estate are obtained in Section3. The results show that the gray analysis theory isthe best way to being used in real estate. Besides, a universal model is studied topredicting the analysising results by Visul Basic and the example shows the exvellentresult. Finally, some concluding remarks are given in Section4. The finial method andthe developing direction for the privately offered fund of the real estate are proposed。...
