This paper tries to analyze the strategic management problems that an enterprisefaced with, by the comprehensive management diagnosis of a real estate enterprisestrategy. Given from three aspects of the overall strategy, functional strategies andthe implementation of the strategy management recommendations.SC group is an advanced Real Estate comprehensive operator in china. ATcompany is a holding subsidiary of SC group. At present, The strategy thinking of ATis not clear enough, which is the crucial determinant of future development. Tosucceed in doing strategy, thus anticipated obtains a bigger development.China’s current economic structure is still in an unreasonable and unbalanceddevelopment. The real estate bubble of china grows seriously, a wide variety ofindustries have poured into the real estate field, the international speculators are allaround China and the risk is becoming more and more serious. The real estate whichtakes residential as development strategy is affected much more by macro-control.The Strategy of residential development is greatly affected by nationalmacro-management. The rational changing of the finance policy is frequent. Bankcredit of real estate is very strict and limited. It adjusts frequently deposit reserve ratioand freeze funds. The buyers take a wait-and-see attitude. Housing developmentcompanies are unmarketable and they have to reduce price. The profit space becomefewer and fewer. Land prices soaring lead to the development cost is on the rise, andthe increased risk. On the basis of the adjustment of national industry structuresand" Twelfth five" development planning, SC Group Company businessstrategy choice again. The risk of the real estate developers who mainly depend onhousing development is enlarged. It’s very important for them to adjust their strategywhen enlarge the business scale so to improve the strength of company and completethe rapid development and become large-scale global enterprises. It has great instructive significance. It has a positive impact on the core competitiveness.Analysis resources of the enterprise to integrate resources and play benefit better.Through analyzing the enterprise and industry by PEST can be understand the intensecompetition of the real estate market. Through analyzing the enterprise and industryby Blue Ocean strategy can be to adjust company strategy, to find the Blue Oceanstrategy in the company, to give full play to company’s competitive advantages.Through the analysis of force strategy to SC Group Company,to be build economicforce company model, and through the model, to achieve the company strategicadvantages, and quick access to resources to lay the foundation. SWOT analysiscompany internal advantage resources and disadvantages resources, and then chosethe so stratagem. For the purpose of group strategy transformation, to link up with thefunction strategies effectively and provide guarantee measures for the strategyimplementation.Through the management analysis of SC Group Company, it can be concludedthat the improvement of enterprise competitiveness should depend on building adynamic system that guided by strategy, taking organization structure as static frame,relied on process and regulations and taking the management controlling system ascorn. By using blue ocean strategy, potential difference principle and analysis ofSWOT theory, it could be to improve the strategic orientation to establish andimplement an applicable strategy.Through to the SC corporation management diagnosis, can sum up discovery:enhance the competitiveness of enterprises is to build a successful strategicorientation, organizational structure as a static framework, to the processes andsystems as the criterion, to manage the control system as the core control system.Theapplication of blue ocean strategy and the potential difference theory and SWOTanalysis theory, improve the strategic positioning, to build the company developmentstrategy and implementation.Through the operation of management processreengineering in SC group rapid turnaround needs; brand strategy reconstruction,through the brand analysis using differentiation, brand evaluation, accurate brandpositioning, brand constructing plan, implementation of SC group company brand influential; human resources strategy through the analysis of talent demand,combined the development needs of the company’s human resource strategy, trainingand the introduction of a program combining way, enhance the development ofhuman needs; financial strategy implementation of financial control, the finance withdiversified way, realize capital leverage effect. These will be SC group company’snew strategy to prepare.
