China carried out the reform and opening-up policy more than three decades ago. and since then the real estate industry in our country has developed so rapidly that it has already become one of the industries which play the most significant role in the development of our national economy. It can be said that the rise and fall of the real estate industry are always related to the safety of China’s real economy and financial system, so the healthy development of the real estate industry has become the focus of contemporary research. In recent years, the international financial crisis as well as the hold on tight policy has restricted the survival and development of China’s real estate company to some extent. Facing up with the vagaries of the current real estate market in China and the constraints of the national policy, to correctly identify the important factors which have impact on the growth of China’s real estate companies is good for them to manage their own resources effectively in the dynamic competition, and enhance the company’s competitiveness and the ability to resist risks. Aside from that, it can also help China’s real estate companies to have an insight into the opportunities as well as the challenges brought about by external factors all the time so as to seize the opportunities and eliminate the threats in the fierce market competition. As the leader in the real estate industry in China, listed real estate companies have a large scale and comparatively outstanding capacities in all aspects, consequently it has a strong representation in the whole industry. On the basis of the corporate growth theory, combined with the characteristics of listed real estate companies, this thesis analyzes the factors affecting the growth of the listed real estate companies, and to some extent it also reflects that the growth of our entire real estate industry has a better potential, but poor sustainability and stability. This thesis has provided a basis for real estate companies to manage the companies effectively and enhance as well as maintain the companies’growth. What’s more, this paper has provides a reference for the investors to make right decisions and the government departments to make appropriate policies. Therefore, this thesis has great theoretical as well as practical significance.This thesis mainly adopts empirical research methods in combination of qualitative and quantitative ways. Then on the basis of theoretical analysis, it selects the financial data of the listed real estate companies in Shanghai and Shenzhen A-share markets during the period of2008to2011as the research sample. And with the assistance of SPASS19.0and Microsoft Exce12007software, this thesis selects appropriate financial indicators and conducts an empirical analysis of factors influencing the growth of the listed real estate companies by applying the factor analysis method.This thesis can be divided into six parts, which reads as follows:The first part is the introduction which describes some basic problems of this study, including the motivation of the topics, the background of this thesis, the purpose, significance, contents and methods of this research, as well as the innovation of this thesis.The second part is a literature review which sorts the domestic and international research literature related to the company’s growth from two aspects: one is the factors affecting the company’s growth; the other is the judgment of the company’s growth. On the basis of that, this paper has made an appropriate commentary on the literature, and it gets some inspiration from the literature.The third part is the theoretical analysis. This part firstly summarizes the growth theory related to the factors affecting the company’s growth, including the definition and measurement of the company’s growth, the factors affecting the company’s growth and their impact. And then it describes the characteristics and development status quo of the listed real estate companies. In the end, it analyses practically the internal and external factors affecting the growth of the listed real estate companies.The fourth part is the study design, including the research sample selection and the data sources, variables and indicators to select, research hypothesis, computational models to determine and so on, which provide the foundation for the further empirical study of the next part.The fifth part is the empirical research, which makes a factor analysis and regression analysis of all variables in sequence. After then it outputs and explains the outcome of the empirical research.The sixth part is the conclusions and recommendations. Based on the results of the research, it makes some suggestions to the listed real estate companies on how to elevate their growth at this stage. Then it points out the inadequacies of this article.The innovation of this paper:(1) Look at the point of research object, research about the growth and influencing factors of listing Corporation is not to be distinguished between industries, and the overall analysis or on some factors of the listing Corporation as a whole analysis, the research ignore the industry characteristics and the features of the company, and there were few researches which about the growth of China’s real estate listing Corporation before; moreover, the growth of Real Estate Company plays an important role for the company itself and its investors, managers. Therefore, the topic of this thesis is innovative.(2) From the research perspective, as a pillar of the economy, the real estate industry has attached the national attention. After the financial crisis, the government has strengthened control in order to prevent the real estate market from great changes, then the macro-control will continue to exist in the future, which can’t be controlled by the company. Therefore, this thesis will study the main internal influencing factors of Real Estate Company’s growth, which considers our real estate industry characteristics and development situation based on China’s macro background. The perspective of the thesis is innovative and the thesis has more practical significance.
