At this stage of our country, it is important to acquire land for urban development, in addition to exploiting surrounding suburban undeveloped land which originally was wasteland, mountains, beaches and others, demolition of urban areas is an important means of access to land. With the development of Chinese social-economics, reconstruction of old urban areas spread throughout the country. Growing numbers of demolition seems booming portrayal of infrastructure in various cities of China. In China, the demolition itself is not just related to if the project could be proceed smoothly, but also seriously affected the vital interests of original land-dwellers. The effects of demolition are significant, and in this era of high house price, which affected may undergo radical. Economy of real estate relocation project starts the driving force to guide enterprises to process the demolition project, which is determined by pursuing interests nature of enterprise, as the following social impact and political influence, are distinguished from its economic attachments or accompaniments, is not peculiar to itself or act as a decisive role.This article explore from the root of real estate demolition project-economy, to start address the concerns of business, government, mass tripartite conflicts of interest. The main purpose of this study is scientifically control the cost of demolition project, through the example of Guangzhou Hengsha community villages demolition project, analysis the emphasis and difficulties found during of resettlement work, find the existing problems in the process of real estate appraisal, complete cost estimates, development of developing mode,such of these key factors. Address these key issues and difficulties, combined with laws and regulations, development of market economy and economics theory, put forward scientific and practical solutions, and gives the measures and proposals.Through this research,we can find the following conclusions, in the villages demolition project, real estate company must through a detailed compensation and resettlement program to carry out demolition work, such as monetary compensation for the refinement of design houses and shops, the property rights of residential and commercial space exchange, and how to combine both of the application. The critical point where the entire redevelopment project focus on, is cost control, which is also ensure demolition work process legally,finishing on time. It is a necessary premise to carry out the following construction projects. Throughout comprehensive, refinement of whole process of relocation compensation and resettlement work, to exclude a variety of confounding factors and fuzzy empirical data, combined with delicate work of professionals, we can successfully complete the compensation and resettlement work; continue lowering the cost of demolition process, win economic and time benefits for enterprises.
