Since2010, government has a major adjustment against the tourism industry orientation anddevelopment strategies, tourism is identified as the "national economy strategic pillar industry".Comments on accelerating the development of tourism industry, Twelfth Five-Year Plan ofTourism Industry and other policies have been introduced step by step. The tourism industry hasbeen playing a more and more important role in industrial structure adjustment, stimulatingdomestic demand growth, creating jobs and so on. In the meantime, the tourism industry itself isshowing a cross-industry cooperation and integration trend in the development. With tightening ofthe real estate policy, accompanied by other encouraging polices, such as Encouraging PrivateCapital Investment in Tourism Industry, many private investors and real estate companies aregoing to enter or has entered the field of tourism real estate industry. Tourism real estatedevelopment has not only brought economic benefits but also social benefits, such as tourismproduct system improvement and service facility increase. Development in large scale may evenbe a driving force to the whole city area. However, in certain areas the tourism real estatedevelopment is overheating. Investors usually tend to put more emphasis on economic growth andreal estate development than environmental benefits and tourism development.Based on the situations and considerations mentioned above, the tourism real estate developmentmode is defined as the main research object in this paper. It also includes tourism real estateclassification according to the kind of the tourism resource it depends on. Besides, the interactionbetween tourism real estate, tourism scenic area and the city area it located in is also clarifiedthrough case study. And according to the case study and the characteristics of certain developmentmode comes to a conclusion that the promotion of the mode is in need of certain economicenvironment and the policy background and condition of tourism resources and so on. The contextof the paper is as follows:The first part: introduction and summary of academic research. Based on the research backgroundand the basis of the analysis, the practical significance of the research can be obtained. Based onthe existing literature review, the theoretical significance of the research can be summed up. Thenaccording to the academic aim that should be achieved in the paper, determine the researchmethods and research framework.The second part: the venation of history development and the experience and lessons that can belearned. Through the clarification of the venation of the domestic and foreign tourism real estatedevelopment, the experience and lessons can be summed up in developing a process. Based onrelated and similar concept clarification and other different classifications, determine the aim ofthe research and certain classification standard. This is the breakthrough point of the paper.The third part: tourism real estate development pattern and contrast. Tourism real estatedevelopment mode is divided into three types: natural scenic area driving type, historical andhumanistic area driving type, artificial scenic area driving type.After the further subdivision based on different development scale and goals, make clear theinteractive relationship between different development mode and the city area through case study.This is the main part of the paper.The fourth part: conclusion. Make clear the conditions on what the development depends on, andcontrast the three different types. Clarify the development trends of tourism real estate andopportunities and challenges during the development process.
