At present, with house prices continued to move up, government concern about realestate and controlling more and more. Under the impact of government measures, buildingland and buildings required for construction building materials price increase. Facing themarket and government regulation of the crucible of oppression, reducing real estate investingis a necessary means of most real estate companies to survive. Because such works in longer,more upfront investment funds, has a lot of uncertainties in the process of construction of theproject, so the reasonable control of project investment for the benefits of the projects had agreater impact. Cost control of real estate enterprise’s aim is not to make a simple cost controlof construction and certainly not just for cost savings at some stage, but from the perspectiveof project from start to finish, the enterprise omni-directional, maximizing the use ofenterprise resource, meaning reduced overall project costs.This research was commenced from the real estate business on cost control of real estateprojects, combined with the development of a well-known real estate development companycase study about city oasis garden, the use of theory and method of cost management and costcontrol, the deep analysis of each of the management and use of funds during the period ofreal estate projects. Based on real estate construction steps, from an engineering decision,design periods, to choose the construction units, construction process, made all theengineering cost management and use practices. Studies have found that early in the project,and in particular in the design phase, and the cost of the control key is the limit designphilosophy in all aspects closely linked the control mode. The project construction stage ofcost control should mainly grasp the guarantee period, primarily under the premise of thequality, safety and reasonable change, visa and processing claims. Through the case, and themethodology for total life cycle cost control played a notable effect. This project provides areference for future similar projects.
