With the rapid development of modern construction and the accelerating pace ofurbanization, the contradiction between growth in demand for construction area and thelimited land area is becoming more and more prominent. The independence of thetraditional architecture has been broken gradually. Height, multilayered and unitizedhas become a trend in the construction industry gradually. The system of condominiumownership came into being, and has become an important system of each country andregion on civil law system. According to tong said, condominium ownership iscompound rights, it consists of three parts: co-ownership, proprietary and member rights.Among three parts, co-ownership of condominium ownership, which is the "physicallaws" of the elements is the “commons soul” that constitutes a system of condominiumownership, and is the core position in the system of condominium ownership. Its researchnot only helps to improve our system of Condominium ownership, but also conducive toresolving issues related.This paper is cited by three actual real-life cases. Firstly, it introduces the basictheory of condominium ownership briefly. Secondly, it gives relevant analysis of hotissues in academia, for example, the nature of co-ownership, the range of Shared part, theuse of co-ownership and proposes the idea of establish the exclusive right inco-ownership. Finally, analysis of the problem that is residential parking spaces, greenspaces, roof terraces and other ownership in practice and proposals for settlements.
