Development Of Investment Efficiency Evaluation System For Real Estate Listed Company

Enterprises are the main body of the market economy, which directly determinesthe development of the national economy. How to maximize the value of theenterprise is determined by the activity of the enterprise, and maximizing anenterprise depends on the direction and efficiency of investment. Whether aninvestment achieves optimal efficiency is the key to enable the related economic runsmoothly. Currently, most of the listed companies of China has problem of "Investingredundancy " and " outputs inadequate", which has become one of the importantissues which constraints the development of China’s listed companies in further.Therefore, designing an enterprise investment system which can assess the efficiencyof investment is important. This major work of this paper has been done in thefollowing areas:Firstly, we review the concepts of investment efficiency of enterprises andrelated methods. By comparison and analysis of related methods, we choose dataenvelopment analysis (DEA) as a corporate investment efficiency evaluation method.And we introduce the model and algorithm of DEA.Secondly, based on existing problems of investment in listed companies, weanalyze the operation processes of the target investment efficiency evaluation system,and we define the functions of the system as well. We also consider the non-functionalfactors in designing system, including scalability, information sharing, andperformance. Feasibility of implement is also one of our main considerations.Thirdly, we design the detail functions and operating processes of the main threemodules of the system, including investment management of listed companies,productions management and investment efficiency evaluation. Finally, we develop an investment efficiency evaluation system for listedcompanies using Visual Basic as developing language and SQL server2000asdatabase. The set of testing data is collected from7companies, and the test resultsshow the effectiveness of the system.In summary, based on the DEA algorithm, we develop an investment efficiencyevaluation system for real estate industry companies. The system supportmanagement of investment and production information, and evaluate the investmentevaluation based on those information using DEA model and algorithm. Testingresults show the effectiveness.
