The aging of the population is human society into the21st century facing the mostserious challenges it brings demographic changes will lead to a series ofsocio-economic change, these changes in the pension industry development is full ofchallenges and opportunities. Faced with the challenges of aging,“Old people to takecare;Illness can be treated; Old, they have the opportunity to learn;Old, they have alot of entertainment activities”has caused the community attaches great importance.Closely linked with the life of older housing problem, and also to get the attention of thegovernment and social institutions, pension real estate development is becoming thenew hot spot. However, pension real estate development is faced with how to develop,how to run and how to finance many problems, finding the right financing tools tobecome the key to solve the problem of pension real estate developer and operator ofmany of these problems.This article aims to research and feasibility studies endowment real estate sale andleaseback mode of operation mechanism and feasibility. The study builds on thepension real estate sale and leaseback of three theoretical basis, by learning literature,analyzed the pension real estate development and sale-leaseback applied research andresearch methods, which provide theoretical basis for this study. Into the problemanalysis phase, study senior housing development status, and analyzed some of theproblems that exist in the senior housing development. The financing constraintspension real estate development, this article gives the old-age real estate developmentfinancing solutions designed pension real estate sale and leaseback mode, this mode ofoperation of the process and system analysis and related frameworks and procedures.Finally, the paper elaborated by the design of the case and pension real estate sale andleaseback of the specific application.Analysis of the current status quo of China’s old-age real estate development, themost prominent of the old-age real estate development three questions: First, fundingproblems, including the problem of the social capital investment and financing channelsfor enterprises; Second, the development model, enterprise development senior housingis held or sold;, operations management, management of pension real estate late modeselection problem. Pension real estate sale-leaseback mode operation mechanism design,sale-leaseback financing tool to solve this problem, senior housing rent and sale decision analysis, pension real estate development model, design management modelframework, financing framework and financing transactions structure to solve thepension real estate operation and management issues.This paper proposes the sale-leaseback financing rent applied to elderly real estatedevelopment, real estate economy financial capital cycle, a elderly housingdevelopment also opens up new ideas, elderly real estate development model andfinancing channels for enterprises reference.
