The Research Of The Development Mode And Influential Factors Of The Specialty Commercial Street

With the rapid development of cities, the urban industrial structure adjustment gets faster and the commercial activities and business mode show a diversified development. As an important space form of urban commerce, the specialty commercial street has become an integral part of cities with the functions of merchandise trade, tourism and leisure, and thus enjoyed a high prestige among governments and citizens. Much research of the specialty commercial street at home and abroad focus on urban planning and architectural form, but little have been done on the development mode and factors for success. However, the construction of commercial streets is a systems engineering. The analysis and research of the development mode and influential factors of the specialty commercial street has important theoretical significance and practical application value.Starting from summarizing the existing research results in the theoretical circle at home and abroad, this paper focuses on explaining the formation of the specialty commercial street, its meaning, pattern classification, functional characteristics and feature positioning. Then, it makes an empirical research on the famous specialty commercial streets of different development patterns and an comprehensive analysis of factors affecting the construction and positioning of the specialty street, like environment, culture, economy, population, policy, resource endowment, etc., in order to provide some enlightenment and reference for the construction of similar streets. Based on the practice of the specialty street construction in Jianggan District of Hangzhou City, this paper applies the qualitative and quantitative analysis and evaluation method of pattern selection, activity positioning and influential factors to the specific project of imperial tea culture Street in China to put forward the development ideas and feasible development mode. This project has determined the principles of leading by the government, letting the professional institutions participate in and giving priority to industry characteristics and the development pattern of three-level operation according to the industrial base, spatial resources, professional institution resources, government support and other conditions in the process of evaluation, demonstration and design. Through the case analysis, it tries to explore the development ideas and suggestions on the specialty commercial street.
