When the reform of the market economy injects new energy into our national economy, when the alarm bell of the21st century gives pause to people in the world, when the most devastating financial crisis swept over the whole world,"risk ", which is the old topic, seems to be in the world’s line of sight and become a hot spot again.Especially, the financial risk is a kind of microscopic risk in the business activities of corporation.Therefore, the company’s persistent existence will be undoubtedly threatened by the failure of the financial risk control. As the academic and theoretical hot issue, financial risk analysis cannot function without the macroeconomic regulation and the industry environmental factors. So this paper establishes relationship in micro, medium and macro terms in order to provide a new method to effectively control the financial risk.Within the industries of three hundred and sixty, the real estate industry is chosen as a breakthrough point of the analysis.There are two significant reasons. On the one hand, along with the deepening of the housing system reform, urbanization development and housing commercialization give an opportunity to develop the real estate industry rapidly.The real estate industry also has an intense relationship with its upstream and downstream industries. It’s the material foundation of all social activities and plays a leading and basic role. On the other hand, our country’s real estate industry started in the1980s and it’s still the emerging industry.Our state of the macroeconomic regulation and control have experienced at least25years of exploration, but it is undeniable that the property market has been very changeable since2011, Venus real estate company is first bankruptcy one in Hangzhou because of the completely broken capital chain. The real estate enterprises bankruptcy message cast a layer of haze to the already cold property market. In a word, under the influence of macroeconomic policies in China, financial risk control need to be very urgent for the survival of the real estate enterprises.In the meantime, the problem is also a practical one that the author urgently desires to research and analyze.In the light of the above background introduced, according to the research of former experts on the enterprises’financial risks, first of all, the author clarifies the concepts, characteristics and dimension categories of financial risks in real estate industry in the way of literature review. Then on the basis of the present situation of real estate industry, the author studies the influence of macroeconomic regulation and industry to the GXFZ case in different aspects. Finally, in line with every kind of financial risk, the author analyzes micro financial risks of GXFZ and puts forward the preventive measures.This paper’s anticipated contributions are:In theory, to break the single dimension of the real estate financial risks and to establish an effective3D financial risks analysis framework in real estate.So the paper can supplement the existing theory system of the real estate financial risks. In practice, to find out the financial risk control point of GXFZ case from1998to2011and to put forward some preventive measures whice have practical significance.So this paper can offer practical guidance for the small and medium-sized real estate listed companies against the financial risks.The main disadvantage of this paper are lack of quantitative analysis by using case analysis.At the same time, using the secondary datas and materials may affect the accuracy and feasibility of the analysis.
