Since reform and opening up, the real estate enterprises obtained the fast development,gradually become the backbone industry of our country. Stable and healthy development ofthe real estate enterprises has great role in promoting our country economy. However, thedevelopment of real estate enterprises need large sum of financial support, so the capitalstructure of real estate enterprises is very important. The capital structure is an importantindicator to measure of enterprise development. The real estate enterprises in our countryare meeting a special economic environment, so the optimization of enterprise capitalstructure is a huge challenge. So research on optimization of real estate enterprise capitalstructure has the vital significance. Because of the real estate listed companies isrepresentative in the real estate industry, so the capital structure present situation of realestate listed companies is analyzed with a case to provide reference for the futuredevelopment of real estate enterprises and realize the stable and healthy development ofreal estate enterprises.In this paper, the current situation of the real estate listed companies capital structureis analyzed according to the general theory of capital operation. The existing problems andtheir solutions of the real estate listed companies capital structure is discussed at the sametime. To the real estate listed companies, different ways of financing would leads todifferent enterprise assets and financial indicators. That is to say, enterprise’s capitalstructure will be affected by the choice of the financing channels and different capitalstructure will bring different results. In addition, the relevant issues of financing of realestate listed companies are selective analysis to optimize enterprise’s capital structure fromthe perspective of financing. This paper argues that new thinking and new methods shouldbe used to improve the capital structure of real estate enterprises in order to meet the newmacroeconomic policy and new market environment. At last, a case is used to furtheranalysis the construction of the optimal capital structure of real estate listed companies.
