With our country’s infrastructure construction continues to promote and improve, the ex-isting building retention is gradually able to meet market demand. The main market of con-struction industry in our country will shift from new building construction to maintenance of existing buildings. Based on the current situation survey of existing buildings in China, we find that there are general problems existing in early existing buildings, such as less attention on maintenance during usage period, weak seismic capacity, high energy consumption, poor use function and so on. Therefore, it is urgent to standardize the guidance of existing buildings in respect of maintenance and reconstruction in China’s construction industry.To solve the problems of low building information accuracy and utilization efficiency, difficult comprehensive transformation, unsatisfactory transformation effect, high construc-tion operation and maintenance cost and lack of building information maintenance and man-agement existed in renovation of existing building, this paper presents BIM technology to provide solutions to the reference program. The core of BIM (Building Information Modeling) is information sharing and transformation in the whole life process of buildings, simulating and managing architectural design, construction process, construction operation and mainte-nance plan with data information, to realize the building resources optimization and facilities management in various stages of life. BIM technology is able to realize the continuous updat-ing and collaborative management of building information data in life cycle by using uniform data standards. Therefore, BIM technology has a positive role in the maintenance management and transformation of existing buildings. In order to explore the feasibility of the application of BIM technology in existing building renovation, the following work is done in this paper:1. Referring to the related documents, the classification, key technology and difficult tech-nology of existing buildings in China are summarized. The principle of "safety, energy conservation and sustainable" should be followed in the construction of the existing buildings. The author summarizes the existing problems in the use and transformation of existing buildings as well as the contents and evaluation of existing building structures.2. According to the application value of BIM Technology, this paper described the appli-cation of BIM technology in detail in architectural engineering design, construction, cost control and operation and maintenance management process. Combining with the exist-ing building and BIM technology characteristics, this paper analyzed the advantages of BIM technology in the existing building renovation process, and summarized the model precision and delivery request during its model creation and usage.3. Combining with practical engineering project, the BIM technology is practiced in the existing building renovation and reuse. Firstly, building information model center files are established according to existing building status, under the condition of three-dimen-sional visualization, the optimization of building renovation project is realized in the aspects of collision detection, pipeline optimization and energy saving. Based on BIM model, the engineering quantities are statistically analyzed. Accordingly we could opti-mize the construction organization design to provide data support for the construction schedule management, construction resource management, etc. Based on BIM technol-ogy and RFID technology logistics management information system, we could track the management component, monitor equipment resource status and project safety manage-ment, construction quality, etc.With the application of this project, BIM technology has good economic benefit and prac-tical value in the process of existing building renovation. The author believes that under the guidance of the government and industry, application of BIM technology in existing building renovation also has broad market prospect and it is worth further exploration.
