| With the real estate industry gradually changing from the macroeconomic regulation to the marketization, many real estate projects have to abandon the past extensive management to try and reduce the cost, and as the size and complexity of the project is increasing, the loss caused by the risk also increasing day by day. On the other hand, the improvement of the consciousness of homebuyers also put forward higher requirements to the real estate project management. A project of NW real estate occurred a failure about building delivery in 2012, it cause great negative impact to the brand reputation, so the NW real estate project expect to use scientific risk management theory and risk assessment method to improve the level of risk management, and prevent similar incidents happening again. Under such background, it is necessary to learn how to use scientific risk identification and evaluation method and dive in to the main risk factors of real estate projects in order to manage the project risk management effectively.In this paper, starting from the perspective of project risk management, on the basis of learning the domestic and foreign experience of project risk management, using the method of combining qualitative analysis and quantitative analysis to study the risk assessment and response of NW real estate projects. First of all, this paper summarizes and reviews present research situation and the risk assessment at home and abroad, and then introduces the basic situation of NW real estate project, including project characteristics, such as size, contractors, construction environment, present situation and existing problems of project risk management. According to the above situation, the paper uses WBS method dividing the project into planning, design, construction, completion, operation five stages by the construction process, and then uses the brainstorming method to Define and identify risks. Then the paper uses analytic hierarchy process to identify each risk factor by establishing evaluation index system of risk factors and risk comprehensive evaluation model, then uses the ABC method analyzes the main risks including cost overrun risk, market competition risk, coordination risk, property management level risk, management level risk, etc. Finally basing on the identified significant risk, the paper proposes some corresponding risk prevention measures, such as seeking extensive cooperation and support, timely adjusting the development of rhythm, multi-channel financing, development of differentiated products, the implementation of the design drawings review system, a reasonable choice of tender and contract form, in order to provide some valuable suggestions for the developer of NW project and raise the project risk management level of NW real estate project, reduce the risk of harm degree. |
