Research On Fine Management Of Residential Building Construction Quality

During the process of real estate rapid development, companies focused on expanding market, accelerating fund flow and construction speed. Accordingly a lot of construction quality problems were generated. The unqualified houses arouse much dispute from owners, meanwhile, brought a lot of troubles for government’s supervision. To avoid bad behavior during the process of the commercial housing deals, protect benefits of both parties and maintain a fair order in commodity trade, government will certainly take some measures to set higher standard on real estate quality. It has been an important challenging problemto control cost, but meanwhile promote fine management, reduce customer disputes, attract new customers and maintain existing customers, build brand image firmly, and improve market competitiveness of the enterprise.This thesis mainly focuses on the study of a residential project of a real estate enterprise in Zhengzhou city. The thesis combined related construction management research both abroad and domestic, and used activity based classification(ABC) method. Survey and questionnaire were conducted to investigate customers’ complaints about construction quality. The complaints data were then calculated in order to identify key, secondary and general construction quality problems. Then the underlying reasons causing these quality problems were analyzed by ABC method and fishbone diagram. Then we confirmed these reasons by questionnaires. Corresponding countermeasures were proposed to minimize the resultant reasons and control the quality problems. The countermeasures and the approach used in this thesis could provide construction quality management basis for real estate on different residential projects to extend and improve customer satisfaction under the condition of managed cost.
