| Property Management is a new industry developed during the progress andinnovation of housing system and urban management system. The rapid development ofProperty Management in the past few years, not only greatly promoted the process ofurbanization, but also largely improved the lives of the majority of residents, workingenvironment, and leading the city’s material and spiritual civilization progress. However,after thirty years development, the problem caused by Property Management has beenmore and more prominent and complex, and the problem itself is constantly changing.Based on the research and studies, I found that, among these many and complex issues,sub-new neighborhood has most serious problem, and the problem has come to anoutbreak period, I visited5typical sub-new neighborhoods such as Lu Shu GuangjingYuan, Spring Garden, Jinxi Yuan, Xixinqiao apartment at Hehua Chi street and foundthat most owners believe the property management services is the culprit of theseproblems. Indeed, the low quality of personnel of property management companies is amajor cause of the problem, but it is not just this one simple reason. Therefore, based on5typical property management services of Hehua Chi street of Changzhou City, and byusing scientific methods (literature study, research, etc.), this paper makes an analysis ofthe inherent characteristics of the property management, and make studies on theadvanced domestic and international property management theories and experience,finally summarize all the existing problems and their corresponding strategies andsolutions.By the concept and features of sub-new neighborhood, this paper is made based onthe analysis of the existing problems, including the unsolved issues of the previousproperty management company, insufficient parking spaces, facilities and equipmentaging state etc, and through the analysis of these problems, provide feasible suggestionsto government for solving this kind of problems. |
