With the accelerating of each big city rail transit project construction, the city’s rail system is increasingly valued for the government and academic, internalization of city track traffic external benefit, promotion of city rail traffic sustainable development is of great practical significance. The social benefits and economic benefits which brought by city subway construction are very significant, especially great for the real estate increment in circumference of station. Traditional assets appraisal methods in the new metro city real estate appraisal is very difficult to make accurate judgment and prediction of real estate value because of the limitations on its use conditions and evaluate the results of hysteresis, therefore, we regard the value of houses along the subway as evaluation object, and introduced the Hedonic, from both theoretical and empirical perspective, first explains related basic theory of real estate appraisal, the Hedonic theory, the value price theory of subway along the residential and time effect, space effect theory, etc., through to the real estate value along the morphological characteristics, benefit and benefit in the form of a specific analysis, qualitative analysis the influence mechanism of the value of the houses along the metro construction. Secondly, the actual price method in quantitative analysis, using features in kunming housing along the metro line1as an example, through real estate agencies, housing transaction website, real estate company sales department and other agencies to collect along the metro line1, the house price operation in the subway opened after the related cross section data, and through the form of questionnaires, combined with the real estate appraisal theory and previous scholars research experience to determine the features in the form of price model and related variables selection, and through the regression analysis of the characteristics of the price model, draw along the metro line1in kunming housing value of quantitative analysis result and verified with specific cases. Eventually theory with practice, combining theoretical research and empirical analysis, to clarify the characteristics of the price theory applied in residential value to consumers, investors and policy makers of great realistic significance.
