American sociologist Hochschild believed that the emotional labor was the staff’s emotional management process to achieve the organization specification and ultimately achieve the purpose for the benefit of the organization. Emotional labor is closely to the important variables measuring the employee’s work performance, such as job satisfaction, job burnout and turnover intention. The current property market in Guiyang is facing the opportunities and challenges: Some favorable factors,for example, the low urbanization rate of around 40% in Guizhou, the urban construction about two rings four roads in Guiyang and so on, make it full of great potential in the property market of Guiyang; but at the same time, affected by the macro economic regulation and market self-regulation, the property market in Guiyang is facing the challenge about the transform from theresidential market to the full range of diversified development pattern. Facing the opportunities and challenges, the real estate enterprises need optimize and upgrade. And the front-line real estate sales staff are aclosely related to the development of the real estate industry. As a typical emotional group, the real estate sales staff’s emotion expression directly affects the customer’s purchase behavior and purchase decision, so there is practical significance with the research on their emotional labor.At present, the argument on the relationship between the emotional labor and the job satisfaction is not perfect, the previous studied mainly the job satisfaction as the emotional labor’s outcome variable, rarely leaved the job satisfaction as an antecedent of emotional labor, and systematic research on the two-way effect mechanism of the emotion labor and job satisfaction is the existence of blank. In view of this, this study on the real estate sales staff in Guiyang as the research object, investigates the current situation of the real estate sales staff’s emotional labor and job satisfaction in Guiyang, discusses the two-way effect mechanism of emotional labor and job satisfaction.Through the questionnaire survey, 182 valid questionnaires were collected, data were analyzed by statistical software SPSS19.0, obtained the following conclusions:(1) The real estate sales staff’s emotional labor at a high level, wherein, each dimension’s level ranking: the basic emotional expression > the deep action > the surface behavior. The real estate sales staff’s job satisfaction is at the middle level, where, each dimension’s level sorting is the job itself = the working atmosphere > the style leadership > the working conditions.(2) The real estate sales staff’s emotional labor have significant positive effect on the job satisfaction. Specifically, the deep action positively affects the various dimensions of the job satisfaction, the basic emotional expression positively affects the job itself and the working atmosphere, and there’s no significant correlation between the surface acting and the job satisfaction.(3) The real estate sales staff’s job satisfaction has significant positive effect on emotional labor. Specifically, the work itself forwards effect of deep behavior and the basic emotional expression, the work atmosphere positively affects the basic emotional expression.Finally, on the basis of research results, from the two aspects of emotional labor and job satisfaction, measures on emotional labor management are put forward respectively, in order to enhance the real estate sales staff’s job satisfaction and the validity of emotional labor management, so as to provide reference for the human resource management of the real estate enterprise.
