China has entered the aging society, and the degree of aging is constantly increasing, the increasing elderly population has brought a lot of economic and social problems:First, population aging will lead to increasing demand for pensions; second, aging population will lead to increased pressure of Medicare; third, population aging will make the traditional demographic dividend decreases, and finally the impact of an aging population will lead the traditional family structure and social demand to change. In order to solve the aging population problem, we can choose the following solutions:the pension reform, the establishment of long-term care system, reform of the retirement system, and the financial product innovation. Relatively, financial product innovation has short cycle and quick effective,so many governments choose it, in the innovation of financial products, the reverse mortgage housing has been fully researched.Although foreign scholars has comprehensive study on the reverse mortgage, but our economy and society is facing new normal, consumer habits, cultural traditions, and management system are different from the foreign countries, which make our reverse mortgage has its own characteristic, For now Chinese scholars is mainly concentrated in the reverse mortgage loan pricing, risk and feasibility, while the earnings of reverse mortgage (borrowers, lenders community) has less attention.Based on the above background, this paper analyzes earnings of reverse mortgage housing in the form of case programs, the result shows that housing reverse mortgage first can ease the pressure of pension payments, followed by stimulating economic growth can, third it can curb price volatility of house price.In China, the reverse mortgage is still on its start, although there are pilots of government in Nanjing, Shanghai and Beijing, CITIC Bank, Happy Life Insurance company is also try to start, the real sense of the reverse mortgage housing has not been implemented. In summary, I think that China reverse mortgage is facing several obstacles:First, lending institutions face the moral risk, market risk and longevity risk; second, the traditional concept of the elderly has been bound; third, the land system has been bound; finally, the relevant agencies is lagging behind. In order to develop the reverse mortgage, we should effort in the following aspects:First, give full play to promote the role of government, including the establishment of legal system and the promote of land reform, give subsidies to borrowers, establish a reverse mortgage Loans integrated platform, strengthen publicity and guidance; second, give the full play of the leading role of financial institutions, including the strengthening between the lender and the borrower to communicate, establish a sound credit management mechanism, develop reverse mortgage products for China’s national conditions and establish a reasonable accounting methods; the third, a pilot to gain experience; fourth, increase the research efforts.All in ail, an aging population increasingly grim today, we should strive to develop reverse mortgage in order to solve the practical problems, while the pension reform should be intensified, in order to solve the fundamental problem of an aging population in the future.
