The real estate industry is a pillar industry in the national economy,and it plays an important rolein China’s economic development.As a capital intensive industry,The real estate industry is inseparable with financial industry, but its development has encountered financing bottleneck.On the one hand,China’s real estate industry overly dependent on bank financing channelswhich lead the systemic risk of real estate industry affect the banking system。On the other hand,a large number of private capital has no way to participate inReal estate investment。As a new financial instruments,REITS not only provide a channel for private capital to invest in Real estate,but also promote the development of China’s real estate industry and capital market.In this paper,we mainly adopt theoretical analysis method、VAR risk measurement method、investigation & statistical method、summarizing method to analyze REITS’risk factors. And then put forward risk control measures according to China’s actual situation. This will be helpful for the REITS’ development in China.
