Impact Factors On City Dwellers’ Willingness To Participate In The House-for-pension Scheme

This paper is divided into six chapters: The first chapter is introduction which combs the research situation, background, significance, methods and technical route of the endowment patterns in domestic and foreign countries. The second chapter is the theoretical basis which defines the concept of housing endowment and analyses the basic theory of housing endowment, as well as puts forward the assumption. The third chapter compares the present situation and pattern of housing endowment at home and abroad. In addition, this chapter also realistically analyzes the house-for-pension scheme’s real conditions of Lanzhou city. The fourth chapter is a descriptive statistical analysis about housing endowment intention.On the basis of statements of questionnaire design, data sources, and research areas, this part put a detailed descriptive statistical analysis about characteristics of samples and urban residents in housing endowment intention. The fifth chapter is empirical analysis. The sixth chapter covers conclusions, relevant suggestions and research prospects.This paper analyzed influencing factors of the willingness to participate in the house-for-pension scheme in city dwellers, using the logistic model, based on the resident survey data of Lanzhou. The result shows that: gender, education, household income, the direction of expenditure, post occupation, the satisfaction of pension system, family workers, whether belong to “421 family structure”, children complain risk and credit risk affect the city dwellers’ willingness to participate in the model negatively, while whether having spouse, household expenditure, understanding degree of the house-for-pension scheme affect the city dwellers’ willingness to participate in the scheme positively. Some recommendations are given to improve the house-for-pension scheme as follows: developing a diversified house-for-pension scheme model, treating the low-income groups as the breakthrough, strengthening the publicity of the model, improving the credit system of the housing endowment, the government provided the corresponding security.In order to promote housing endowment pattern, this paper puts forward the following suggestions:(1) establish diverse housing endowment patterns;(2) treat middle and low-income residents as a breach;(3) strengthen the propaganda of housing endowment model, improve residents’ cognition of housing endowment;(4) give full play to the government and the market guide, perfect the system of housing endowment;(5) provide relevant security.
