This paper is based on historical research, and start with the analysis and sorting of the relevant content of the Song Dynasty land tenancy system, such as the development history of our ancient land system, the division of population of the Song Dynasty landowner, customer, tenancy system of the specific content, characteristics and the way of realization, even tenancy system in the Ming and Qing Dynasties, the further development and so on. So this attention mainly concentrated in Song Dynasty, and at the same time, also broke the general limitations of dynastic history research, using the in-depth horizontal visibility for the spindle at the same time, and on the system of the past and the future of some sort, to make the article with a macro perspective, which will help to understand the core theme in Song Dynasty land tenancy system from two angles of the breadth and depth of roundly.The main structure of this paper is divided into the following parts:The first part:The development stage and characteristics of the land system in our country. The basic conditions of the Song Dynasty is poor and weak, domestic trouble and foreign invasion. With the development of society, private ownership of land is greatly strengthened, under the conditions of the Song Dynasty land policy-"field system does not stand, suppression and mergef’with the land sales and frequency trading characteristics, and below the tenancy system is discussed in detail to pave the way.The second part:Analysis of the division of population change in the Song Dynasty, five households, especially for the Song Dynasty landowner grade division and landowner between the customer and the level fluctuation has historical significance. They also constitute the most important parties of the relationship of land tenancy.The third part:start to carry out the land tenancy system of Song Dynasty in full swing, this part will include tenancy system, illustrate the tenancy system is not the Song Dynasty first as early as the Han Dynasty had a record of a tenancy. Geographic distribution characteristics of the tenancy system, showing a phenomenon in the different geographical range and primitive public ownership of land, slavery, serfdom, multiple systems coexist at the same time, it is because of the unbalanced development of regional economy. The types and features of the tenancy system and customers in the tenancy relationship status, rights and the relation changed between landowner.The fourth part:Analyze the features of rent form development under the Song Dynasty tenancy system, according to the extrinsic form of rent can be divided into labor rent, rent in kind and money rent. With the continuous development of the economy in the Song Dynasty, the labor rent in the economically developed areas gradually disappear, and rent in kind tends to be in a dominant position. Along with the development of monetary economy, the form of monetary rent is also in line with the general law of social economic development. In addition, according to the rent is delivered in different ways, and divided into system and quota system, also because of their different characteristics and applicable in different tenancy relationship.Part five:Summarize the transferring process of tenancy relationship, including the generation, transfer, change, and brought out the change of rights and obligations during the process of circulation. It is reflected in the most important part of the dynamic changes of rental tenancy system. At the same time, illustrate the "two landlords" phenomenon which come from the system of the circulation, it can be said that the emergence of the system is the inevitable product of the development of the system.The sixth part:Summarize the important historical status and the value of the system in the development process of China’s history.
